Residential Market Layer: Land Comparables

As a developer, determining the value of land is crucial, requiring comparisons with other land sales that have development planning approval. However, finding comparable land with similar specifications and recent sales data can be challenging.

The solution?

To address this pain point, we've introduced a new layer within the Residential Market section of Location Analysis, showcasing land comparables. Now, you can easily assess land value by comparing metrics such as sales price, price per unit, and price per acre, empowering you to make informed decisions about land acquisition. *Available on Advanced and Enterprise.

Residential developers and investors often struggle to identify on-market opportunities that align with their investment goals. What’s more, switching between multiple platforms to gather comprehensive data can be time-consuming and inefficient.

That’s why we’ve introduced the new Residential Market layer within Location Analysis - available for our Plus, Advanced and Enterprise clients, users can access a new layer showcasing on-market properties directly within Nimbus. Integrating on-market opportunities within a single platform in this way, alongside other essential datasets, such as planning applications, average residential values and planning constraints, streamlines the property analysis process.

Users can also filter properties based on their specific requirements, i.e. whether it's for sale or to-let, and choose between freehold, leasehold, or both. Plus, by hovering over pins on the map, you’ll get additional details such as tenure and price – while a layer information pop-up offers comprehensive insights, including the number of bedrooms, bathrooms, living rooms, floor-plan links, and listing dates.

Updated Info Panel: Display private owners' details

Obtaining owner details for properties can be tiresome. If you’ve purchased the title register users often have to navigate through various screens or export data to Excel, resulting in inefficiencies and frustration

The solution?

With our updated Info Panel, accessing private owners' details is now seamless. If you've purchased the title register, the Ownership section will display the owner's name, address, and purchase date on one screen. This enhancement streamlines the process, eliminating the need for manual searches and improving user experience.

Updated OS MasterMaps: Limit usage per tier

Business owners need to manage OS MasterMap views effectively to align with subscription tiers and avoid excessive royalty payments. Without proper limitations, there's a risk of overspending on views that exceed subscription capabilities.

The solution?

We've implemented usage limits per tier to ensure fair and sustainable access to OS MasterMap views. Once users reach their view cap, they'll be unable to access new views until the limit resets, preventing unnecessary expenses and optimising resource allocation.
