Nimbus v23.4: Discover Our Exciting New Site Report Functionality

We are thrilled to announce the release of Nimbus v23.4, on 15th May, that includes the new Site Report functionality plus some minor data and platform updates. Users of our platform will be able to generate Basic and Detailed reports that feature differing levels of information and customisation.

New Feature: Site Report (Basic & Detailed) 📖

Basic Detailed Site Report Customisable

Improving on our current functionality, we have re-engineered the platform to make it easier than ever to generate reports that feature the information you need to make informed decisions on your land and property searches. 

Basic 

The new Basic Site Report is exportable as a PDF or Word Document and provides a high-level overview of a specific site, holding information such as address, title, size, a satellite overhead with title boundary, any addresses on the site, and their use classes. These data points are perfect for those who need a quick snapshot of a property’s potential. 

Detailed* 

The Detailed Site Report is for those who require a more in-depth and comprehensive overview of a specific site. In addition to including everything in the basic report, this level of the report is highly customisable with the ability to include and omit data points such as Ownership details, Sales history, Site measurements, Planning policy & history, Energy performance, and Surrounding area demographics. This is particularly ideal for property professionals who need the most comprehensive information possible. This is particularly ideal for property professionals who need the most comprehensive information possible. 

Both reports are designed to save our users time by providing them with the information they need, all in one accessible place. The Basic and Detailed report can be customised with your company’s logo, who it has been produced for and a report reference. This latest feature addition continues to put Nimbus at the forefront of the property tech industry by providing our clients with the tools they need to succeed.

Filter update: Property Type Filter Adjustment 🏢

We’ve also adjusted some of our land searching parameters to aid in your search for undeveloped land. The platform was found to be omitting opportunities when a parcel of land has a small outbuilding. Therefore, we’ve adjusted out metrics to included pieces of land where the total footprint of a building is 2% or less - unlocking a host of new opportunities to be found via our platform. 

 

Filter update: Leasehold Data Section 📑

Are you still doing the maths on your leasehold opportunity, or want to know more about the lease of a building? Well, we’ve got you covered with our latest update. Previously our platform would show when a lease was registered, which can often be days or weeks after the lease took affect – this would also update the registration date if there was a change of owner.  
 
However, the platform has been redesigned and now shows the Lease term, Lease start and end date – making it easier to see how long is left on a particular lease. 

 

Data update: Revaluation for 2023 & Business Rates 🏬

To ensure the freshness of our data, we’ve updated our reference points for rateable values and business rated for 2023.  

Rateable values are an estimation of the annual rental value a property could achieve on the open market at a certain point in time (and are used by councils to calculate business rates). The last update to this information happened in 2017 and took 2015 rental values into account.  

However, as of the 1st of April 2023 updated rateable values now apply, reflecting changes in the property market and aligning them with current rental values (based on values from 1st April 2021). 

This means for the majority of the 2.14 million non-domestic properties in England and Wales their rateable value will have increased or decreased (property dependent). You can find these updated rates in the Commercial uses, sizes & rates assessments section of the info panel.
