💰Live: Commercial and land comparables for Scotland

We’re excited to announce that our commercial comparables and land comparables layers have now been extended to cover Scotland.

These tools are essential for developers, investors and agents looking to accurately value property, assess investment viability, secure financing, or negotiate deals with confidence. Whether you're buying, selling, letting or developing in Scotland, having access to recent, location-specific sale and lease data provides the market intelligence you need to move quickly and decisively.

This is a big step forward in levelling up the tools available for the Scottish market and marks another milestone in our mission to provide comprehensive nationwide coverage.


🔍Enhanced site-finding tools in Scotland

We’ve introduced our powerful site-finding filters for Scottish property searches, making it easier than ever for developers, investors and occupiers to pinpoint land and property that meets their specific criteria.

You can now search and filter sites by:

  • Site size

  • Building footprint

  • Size of commercial space

  • Property type

To streamline the experience, we’ve also added a new Scotland-inclusive features toggle within the site-finding menu. Once activated, the platform highlights only the filters currently available, and greys out those that aren’t, ensuring clarity and preventing frustration. This helps you move faster, shortlist smarter, and focus only on the opportunities that truly match your needs north of the border.

 

🌾 Agricultural land classification layer

Understanding the quality of agricultural land is crucial for planning and development, especially in areas where stricter policies protect high-grade farmland.

To support better-informed decisions in Scotland, we’ve expanded our agricultural land classification (ALC) layer to now include the land capability for agriculture (LCA) system used in Scotland. This means you can now assess development constraints on rural sites across the UK, all from within a single integrated layer.

Scotland’s LCA differs from the ALC system used in England and Wales, with a broader classification range and a greater focus on climatic conditions.

To keep things clear, the layer key is split into two sections with distinct colour coding for Scottish data, helping you avoid confusion when working across borders. This update is especially valuable for land promoters, planning consultants and developers navigating Scotland’s rural land policies.

⚠️ Visual update: 'Unknown boundaries' icon

A significant number of titles in Scotland are still registered under the Sasine system, meaning they don’t yet have digital title boundaries. Previously, these titles were marked in Nimbus with a small white circle and users weren’t sure what it indicated.

To improve clarity, we’ve replaced these with a new grey ‘U’ pin, aligning with the symbol used for unregistered land in England and Wales. We've also added a clear label for these pins in the ‘Properties Shown’ window, making it easier to understand when a boundary is unavailable and why. This change gives users greater confidence when navigating Scottish land data, helping avoid misinterpretation or wasted time.

🔌 Updated secondary substation data

Access to power infrastructure is a critical factor when assessing development viability, especially for residential and commercial schemes. While primary substations are useful, it’s secondary substations that most sites actually connect to—making them far more relevant for understanding viability, infrastructure constraints, and potential upgrade costs.

To support this, we’ve expanded our substation data layer to include secondary substation locations for National Grid (formerly WPD) and Scottish and Southern Electricity Networks (SSEN).

This builds on the existing coverage for UK Power Networks (UKPN) and means you can now see where nearby secondary substations are located across much of the UK—including key areas of Scotland. Given the volume of secondary substations, they’re not enabled by default, but can be easily toggled on using the new ‘Secondary’ filter option within the substation layer key.
