Nimbus launches next-gen property data intelligence platform

UK property data intelligence platform Nimbus has launched its Complete Comparable Tool, an AI-driven system designed to tackle the lack of reliable comparables in property valuations and investment decisions, Property Week can reveal.

The data intelligence platform is designed to give property professionals clearer insight into market activity, and draws on contributed and researched data from 2,000 data sources, including the Land Registry, the Valuation Office Agency, planning applications and live listings.

It uses AI-driven detection to enable the sector to identify market movements and potential deals ahead of the open market, cross-referencing data sources to provide a view of all UK assets, according to Nimbus.

The firm said access to reliable comparables was a long-standing constraint in property valuations and investment decisions, particularly where data is fragmented or delayed.

Nimbus said it hoped the tool would become a cornerstone of market intelligence and part of the next phase of digital transformation in property research.

Dan Holland, sales director at Nimbus, told Property Week that the tool was “an industry-leading solution that’s transforming how property professionals value and assess opportunities”.

He added: “With a patent-pending process incorporating deal triggers from over 2,000 sources, a dedicated research team, Land Registry documents, contributed data and the smart implementation of technology and AI, this is a state-of-the-art solution built on modern infrastructure to deliver insights faster than ever before, with data integrity at its core.

“Built on the Golden Record [dataset] for every UK asset, our solution doesn’t just tell you – with a high degree of accuracy – what happened, but reveals the insights behind why it happened. We’ve designed it to give property professionals a decisive edge, helping them identify, value, analyse and act on opportunities with confidence and speed.”

The tool was created with more than 100 contributors. It is underpinned by Nimbus’s Golden Record, a dataset that brings together more than 30 million comparables on UK assets.

Nimbus, created by brothers Paul and Simon Davis, is based in Leamington Spa and specialises in complex property datasets.
