Company Search in Elite allows users to browse company or corporate group estates allowing them to target specific companies that they may know are selling properties they may want to buy (perhaps from discussions with others in the property industry or from articles in the press). In addition, this may help you to understand what an occupier or purchaser has truly been paying. It can also be very helpful in identifying the ultimate beneficial persons involved in a transaction to support with KYC checks.
Using Experian Corporate Structure data sets, Elite builds the corporate group structure of that company incorporating all the parent and subsidiary companies and displays this “corporate tree” to the Elite user. From there the Elite user can plot and visualise that entire estate directly onto the map as clickable links, and indeed export it into Excel.
An Elite user can simply browse the properties that a business has been buying and download Title Registers to see what they have been paying. Alternatively, the Elite user can dive into the detail of what lease the group have taken, checking what terms are acceptable by swiftly downloading copies of the latest leases taken. This allows them to truly understand what rents have been paid (based on fact rather than hearsay), whether in fact that tenant will give that parent guarantee or accept that rent review clause wording – all of which is going to make all the difference to the final investment yield.
